What types of properties do you manage?

Single-family homes, condos, townhomes and small multifamily buildings (duplexes through small apartment buildings) rented on long-term leases.

How much does management cost?

There's no management fee until your property is rented, and there are no hidden fees. Pricing depends on the property type and number of units; request a proposal and you'll get every fee in writing up front.

How good is your tenant screening?

We've never had to evict a tenant we placed. Every applicant goes through credit, background, income and rental-history checks before we recommend them to you.

Will I deal with the broker directly?

Yes. Alluvium is broker-led. You'll have direct access to Ryan, not a rotating call center.

Can you take over a property that already has a tenant?

Yes. We'll review the existing lease, deposit records and payment history and take over the tenant relationship without restarting it.

How do you stay on top of California rental laws?

Statewide rules such as AB 1482 set rent-increase caps and just-cause requirements for many properties, and some cities add their own. We check what applies to your specific property before any notice or increase goes out.
